For Buyers and Sellers

Buying a home can be an exciting, yet vulnerable, time with the many decisions you will need to make.  Choosing the right REALTOR® is your first step to ensure you have someone on your side, protecting your best interest.   As your REALTOR®, I will keep in mind your specific needs, while finding the right home for you in the shortest amount of time and negotiate the best price for you.

I look forward to helping you during this time of change.

Before Getting Started
After choosing your REALTOR® the next step is to get Pre-Qualified with a lender before beginning your home search.  The lender will help determine how much you can afford and what will be a comfortable budget for you.   They will take into consideration what you will need for your down payment, what your monthly payment will be including taxes and home owners insurance, and any closing costs needed to buy a home.  I can recommend several lenders if you do not have one in mind to help with your loan process.

The Buying Process

Step 1 - Determine the Buyer's needs:

• What area do you want to live in?
• What price range have you been pre-qualified for?
• How many bedrooms and bathrooms do you require?
• Do you need a garage?
• What size acreage are you looking for?
• What is the minimum amount of square footage desired?
• Are schools important to you?
• Are there any other specific criteria that you are looking for in a home?

By answering these questions, I can then get a good feel for what you are looking for in a home and we can get started!

Step 2 - Viewing Homes:
After determining your needs, we can view the homes online together at my office or I can email them to you to view in the privacy of your own home.  Once you have selected the homes that you want to see I will arrange a time that is convenient for you and schedule the showings.  While we view the homes, I will help point out items to look for in a home that could increase or decrease value when the time comes for you to sell.  I will always have your best interest in mind.

Step 3 - Writing an Offer:
Once you have found the right home, I will do a comparable market analysis and check the history of the property determining if the home is priced fairly.   Together we will go over the necessary paperwork to write the offer, making sure you understand details involved and how you are protected throughout the process.  I will then present the offer to the seller's agent and we will begin negotiations. Counter offers may go back and forth verbally until both parties are in agreement.  At this time, the final contract will be signed and sent to the listing agent.  An earnest money check written out to the escrow agent (usually the firm representing the seller) and a due diligence check written out to the sellers will accompany the contract to the listing agent.  The home is then considered to be "under contract" with a "due diligence" period as stated in the contract.

Step 4 - Loan Application:
Although, you have already been pre-qualified by your lender, it is in your best interest to speak with your lender prior to writing any offers to ensure they can handle the "due diligence period" you will be requesting.  Loan items included in your due diligence period include the appraisal and time for your lender to verify both your income and employment, request past copies of your tax returns, and check your credit to ensure that you will be approved for the loan.  During this time, you will also order your homeowner's insurance.  Once your lender has everything in order, your loan will be transferred to underwriting for final approval.  The underwriter may ask for more documentation throughout the process if needed.

Step 5 - Due Diligence Process:
During your due diligence period, it is expected that the buyer give a negotiated amount of money directly to the seller in consideration that the seller is taking the property off the market for an agreed upon time (due diligence period).  During this "due diligence period" the buyer conducts "all" desired tests, surveys, appraisals, loan applications, investigations, examinations and inspections on the property.  Any requested repairs by buyer to seller would need to be submitted prior to the end of this period as well.  During the due diligence period, the buyer may get out of the contract for "any" reason and receive all earnest money back, but seller gets to keep the due diligence money.  If the buyer goes past the due diligence period, and wants out of the contract, then he may be considered in breach of contract and could lose his rights  on getting the earnest money back.
Step 6 - Closing on the Property:
After any negotiated repairs are completed by seller, we will do a final walk through at the home to verify repairs were made and to ensure that the property is in the same condition as to when you made the offer.  Closing will be scheduled with the attorney of your choice on or before the date stated in the contract.  If needed, a recommendation of several attorneys can be given to you to choose from.  The attorney will do a Title Search on the property and order a survey.  The attorney and your lender will work together to create all the documents.  Your lender will advise you as to how much money to bring to the closing.  You will need to bring a certified check written out to the attorney.  Once all documents have been signed and the deed has been recorded, you will receive the keys to your new home!

I pride myself on repeat business and hope you will come to understand why.  Please read my client testimonials to see the type of REALTOR® I have been for past clients.

Selling your home shouldn't be a stressful ordeal.  Choosing the right REALTOR® is your first step to ensuring that the investment in your home pays off.   From our initial consultation you will begin to see how my experience and services help your home stand out from the competition.  Skill, care and knowledge are needed when placing a home in this competitive market place.  While I manage the sale of your home, you can focus on your move.

The Home Selling Process

Step 1 - Consultation
Our initial consultation will determine your needs and priorities.  Where do you need to be and how soon do you need to be there?  Answers to these questions can determine the best way to market your home.  I will also discuss how agency works so you can decide what type of working relationship is best for you.  Remember, I can help with your buying needs as well.   But if you are moving out of the area, I can help find the perfect agent wherever you go.

Step 2 - Pricing
Property Value is Determined By:
Location, design, amenities, and condition
Availability of comparables
Economic conditions

Property Value is NOT Determined By:
How much the seller paid for the home
How much the seller owes for the home

Viewing your home will help me understand how your home compares to others on the market.  Have you done any recent upgrades?  Do you have a new roof or HVAC system?  What is it that will make your home stand out from all the others?   Simple suggestions I give can help increase the value and make it stand out from the rest.  To determine your home's market value, I will perform a Comparative Market Analysis or CMA.  To create the CMA, I will review competing homes that are on the market today, homes that are under contract and homes that have recently sold over the past 3-6 months.  By analyzing the competing listings and recent sales it will become clear as to how your home compares and how we should price it to sell.

Step 3 - Marketing
Before putting your home on the market, I will give you a list of suggestions to help stage your home.  This may include, painting a room, removing clutter, rearranging furniture, updating a light fixture, or planting some flowers.  Following my advice will help your home show perfectly every time!
After we have your home looking its best, I will have a professional photographer come in and take photos and create a virtual tour that will be used for all your marketing.  Your listing will then be immediately entered into our local MLS, have its own Homepage on BHHSYSY.com, will be featured on Realtor.com, and submitted to over 50 other Real Estate websites.  Today's marketing is essential to the internet.  You can be assured that your home will be marketed in every avenue available.

Step 4 - Offer to Completed Sale
Once an offer comes in, I will discuss and clarify the proposed terms and conditions with you.  I will:
*Help you negotiate and handle any counter offers until we reach a final agreement that is favorable to you.
*Work with the buyer's agent, closing attorney and others to help coordinate their activities and keep the transaction moving forward.
*Monitor important time lines with buyer's due diligence period.  Resolve questions and problems that might arise, in order to ensure a timely closing.
*Communicate with you regularly so that you stay informed and are as worry-free as possible.

By using me, you will get results.  I will be dedicated to you with professional customer service throughout the entire process.  Please read my client testimonials to see the type of REALTOR® I have been for past clients.
